Regulations and choice of location?

Everything we build is mobile, with wheels. We manufacture under the European framework standard UNE-EN 1647 relating to the manufacture of caravans, motorhomes and mobile homes. This means that it has all the characteristics of what is known as a "MOVABLE PROPERTY", regulated in article 335 of the Spanish Civil Code. This implies that a mobile home is a 100% mobile element that is transported in a single module without the need to dismantle it beforehand. Furthermore, the home won’t need to be anchored to the ground. No building work is required for installation and the location can be changed. This means that we are far from the field of construction or permanent installations.

As mobile homes are movable property, they are not susceptible to obtaining a certificate of habitability. And, therefore, it would not be a mortgageable property. In addition, as a general rule, the VAT rate of 21% is applied.

Regarding the location in a municipal area, we advise you to consult the Town Hall beforehand about the place of installation, specially when concerning protected land or specific municipal restricctions, always bearing in mind the above: it is a movable (mobile) asset, we are not going to fix it to the ground by any means and since it is transported fully assembled from the factory. As far as assembly is concerned, this is limited to unloading the home from the lorry and levelling it on the plot.

What do the houses include?

All houses are delivered fully furnished and equipped as standard.

The prices on the website do not include transport and VAT. This cost may vary depending on the size of the house chosen and the destination. The final price will always depend on the project and will increase or decrease depending on all the extra options added, such as exterior patios, solar system and choice of materials and furniture.

For already designed models such as the AH1 (photos of which are on the home page), the price can be given from the start, but for more personalised projects or with different needs and layouts we can always give an initial estimated price but the exact price will not be known until after the pre-project phase. contact us directly for more information.

How can I finance my Tiny House?

Being in a legal vacuum, at the moment Tiny Houses are not legally recognised as housing. By default, real estate loans cannot be obtained. However, many of our clients can get personal loans.

Many times clients have also obtained loans through their circle of friends and family.

That said, the grand majority of the people integrally pay their Tiny Houses without the need of loans, especially due to the financial liberty it allows them to have.

How does your payment work?

If you're looking for a customized model that perfectly suits your needs, one that involves crafting a new design, determining a layout, personally selecting materials, and creating technical drawings and comprehensive interior design concepts from scratch, instead of opting for our pre-designed models, then we ask for a first amount of €1,200 + VAT to be able to start the pre-project and guarantee you a production space. This ammout will be substracted from the final price after signing the contract.
If you prefer one of our pre-designed models, we can proceed directly to production without the need for a pre-project phase.

Once the pre-project is finished and the whole design is done, then we can sign the final contract. after this the payment schedule is as follows:

40% of the total when we sign the final contract

40% of the total when we start construction

The remaining import when we complete your build

Or if you wish, the total ammount can be paid after the contract is signed.

The production time for our homes is 4 months, If for any reason delivery exceeds 4 months but does not surpass 6 months, Customer shall receive a 5% refund. If delivery exceeds 6 months but does not surpass 10 months, Customer shall receive a 10% refund. Any delivery time exceeding 10 months shall result in a 20% refund.

Do you propose a warranty on your Tiny Houses?

We provide a warranty of 2 years on the furniture, finishes and the like. Our structures are warranted for 10 years & many of the materials we use propose an even longer warranty such as the facade/cladding for 20 years. That said, we cannot be held responsible for damages related to improper use of the elements inside the house, transport, or weather (external visual appearance, color variations, etc.). It is your responsibility to carry out adequate maintenance of your Tiny House, including elements such as plumbing filters, stains on windows and facades, impacts and scratches on the wall, etc.

Can I be self-sufficient in electricity?

We are highly in favor of energy self-consumption.

During the pre-project phase we will carry out a study of your energy requirements so that you can use all the electronic devices you need.

For the solar installation, we work exclusively with Ecoflow, a USA company leader in the portable generator sector and solar kits.

Do I have to prepare something on my land?

The great advantage of a tiny house is that you do not need any foundation. The most important thing you have to anticipate is transportation and access to your land. Make sure that the width of the road and its height are not blocked by trees or bridges that could compromise the passage. Make sure that your land is not in an area with flood risk. If your land is not levelled, the soil will need to be compacted and levelled in order for your tiny house to be stable.

What about electricity, water and sewage connections?

All our homes are prepared to be connected to electricity, water and sewage. If these connections are not available, or if the customer prefers, they can be made self-sufficient by means of solar panels, a water tank or septic tank

Can I move the Tiny home with my car?

Despite being mobile, a Tiny home cannot be driven on the road under any circumstances. The drawbar and the wheels incorporated under the home allow it to be moved over very short distances within the plot or at the time of installation.

Are they prepared for any climate and temperature?

Our homes are prepared to withstand all climates, as well as any temperature change. With 5 layers of insulation and 2 vapour barriers on the inside and 2 layers of insulation on the outside, Exceeding by more than twice the required energy efficiency.

In addition, each of our homes is equipped with air conditioning, featuring our Ecoflow Delta Pro solar system boasting 4000 watts of power. Paired with our Wave 2 air conditioner, consuming just 0.4kw/h, it efficiently cools or heats the room within a mere 15 minutes.

First Step

Our architect and interior designer prepares the pre-project with a technical drawing and comprehensive interior design concepts tailored to the clients precise specifications, ensuring that your home reflects your unique vision.

In addition, we collaborate closely with our clients to select materials that align with their specific requirements, carefully considering essential elements such as windows and doors, kitchen and bathroom layout, as well as the choice between fixed beds, sofa beds, or Murphy beds. We also offer the option for the installation of a front folding deck and/or upper deck, along with guidance on furniture selection and exterior cladding/facade options.

Second Step

We then sign the final contract and purchase all needed materials to start the building process.

Typically, this process spans between 3 to 4 months; however, for intricate designs or projects involving the integration of multiple modules, the timeline may extend to an average of 6 months.

Third Step

Upon the completion of your custom Tiny House, we're delighted to arrange transportation and installation to your preferred location with care and precision.

Can we visit your workshop?

The first step before making a visit is to schedule a call with us to understand if your project and budget are aligned with the constructions we do and our way of working.

After that, we will receive you with pleasure, by appointment, from Monday to Friday from 8 in the morning until 5:00PM in the afternoon

You will be able to see one of our Tiny Home models and we will gladly answer any of your questions on site.

How does transport work?

After your house is ready, we partner with a transport company that will take your home safely and place it with a crane if needed in over 17 European countries, including Spain, France, Germany, Belgium, Netherlands, etc.

The price for this will fluctuate between locations, but for orientation, transport to Paris is around 3.500€ + VAT
